Schedule a Showing
Check out our listings here and schedule a showing on the individual listing page by filling out the form located next to the listing information. Many of our listing feature self showings, which means you don’t have to view the property during our normal business hours. If you have any questions free to contact our office.
Apply/Sign a Lease
Once you have found the property you want to move into; the next step is to apply. Our application consists of a $59 application fee, a soft credit pull, criminal and eviction background check, employment verification and previous landlord references. Once you are approved it will be time to sign a lease.
Security Deposits
Security deposits are typically 1.5x months rent; but as an amenity to our tenants, we partnered with Obligo to let qualified tenants skip paying a cash security deposit at move-in. With Obligo, residents only pay a small fee at the beginning of their lease, then at move out for damages or missed rent if your property manager submits a charge at move-out.
Inspections
As another convenience for our tenants We utilize a software called RentCheck which allows tenants to do their own move in inspections, as well as self-led inspections throughout their tenancy to ensure transparency when it comes to move out time and processing security deposits.
Maintenance
We take pride in being responsive and timely when it comes to maintenance issues. Our team of in-house technicians and third party vendors are here to solve issues in a timely manner and make sure your rental unit is in good condition.
Tenant Portal
Your tenant portal is where you go to pay rent, submit work orders, view your tenant ledger and communicate with us. It is a convenient and efficient way for you as a tenant to pay rent, submit work orders, check your balances.
Looking to purchase a home while still in your lease? We want to work with you to reach your goals!
We understand that many tenants are renting in the interim while they look for a home to purchase. We have built a full service brokerage to help tenants and property owners achieve their goals. Find out more below and check out our brokerage website here.
-
Let us know that you are planning on buying home before you sign a lease with us so we can help you in your home search.
-
After singing a lease with us, use one of our in-house realtors to find the right home for you while keeping your property manager in the loop as you search. Your property manager can connect you with one of our trusted agents.
-
Once you have found the right home and you have a close date secured, give your property manager a written 30 day notice of your move date so they can immediately begin re-renting your rental unit. MT landlord tenant law states that you are responsible to pay rent until the property is re-rented, so the more notice we have the more likely it is we will have your rental unit leased prior to your move out.
-
If you have used one of our in-house realtors, you will not pay the lease break fee of one months rent. You are still responsible for paying your rent until your unit is re-rented. The typical real estate closing is 45 days, which is more than enough time for our team to get your rental unit re-rented.
