Property maintenance, whether it be recurring, preventative or capital improvements, can be one of the biggest pain points for both landlords and tenants. Our maintenance crew is here to make sure problems are solved in a timely and efficient manner.

We offer a wide range of maintenance related services to our management clients to ensure our portfolio is well cared for and that tenants are satisfied.

Mainteance Coordination

Maintenance diagnosis and coordination is covered under the monthly property management fee and is conducted by our property managers and maintenance team who coordinate between tenants, vendors and property owners.

In House Mainteance Technicians

We offer a full spectrum of maintenance services from general upkeep like painting and lawn care to specialized tasks such as carpet cleaning and contractor work. Our technicians are equipped to handle it all. With competitive hourly rates we ensure that maintenance issues are resolved efficiently and to the highest standards.

Third Party Vendors

We have developed an invaluable network of third party vendors who will often be dispatched to handle property maintenance issues. Because of the volume of work that we do, we are able to maintain solid vendor relationships to ensure our properties are serviced quickly and regularly.

In-house Maintenance Services 

  • Maintenance diagnosis and coordination is covered under the monthly property management fee and is conducted by our property managers who coordinate between tenants, vendors and property owners.

    For work completed by our in house maintenance team we bill out around $60-$75 per hour. Find out more here.

  • To streamline maintenance and ensure timely service, we follow this simple policy:

    • For any expense under $250, we will proceed without prior approval.

    • For expenses over $250, a team member will contact you via phone or email to obtain your authorization before moving forward.

    This approach helps us address issues quickly, protect your property, and keep your tenants satisfied.

  • Standard hourly rates:

    • $60/hr for general maintenance, landscaping and cleanups

    • $75/hr for any work requiring a Tech Level III like plumbing, electrical work or carpentry

  • Materials are billed at cost plus a 15% markup, excluding appliances which are billed at cost only.

  • Every service call undergoes internal review, and our maintenance supervisors perform random inspections and weekly team evaluations to uphold service standards. We also encourage tenant feedback after jobs are completed to ensure satisfaction

  • We don’t just fix problems—we prevent them. Our team implements scheduled inspections and recurring maintenance tasks for systems like HVAC, plumbing, and electrical, reducing costly emergencies and maintaining long-term property value.

  • Opting for the lowest-cost maintenance provider might seem like a money-saver, but it often leads to hidden costs and bigger headaches down the road. Vendors who charge below-market rates frequently lack proper insurance, licensing, or billing transparency. Their work can result in poor quality, repeated callbacks, and legal liabilities for non-compliance with landlord-tenant or EPA regulations.
