Application FAQ’s

  • For standard approval, we require applicants to make 3x the rent in gross (Before Taxes & Deductions) monthly income.

    We can go down to 2.5x the rent if credit scores are above 620+ and we negotiate a higher security deposit.

    Finally we can make exceptions if there is a co-signer as well.

  • For a standard approval we require a 620+ credit score.

    We can make exceptions for lower scores based on specific factors in a credit report, negotiating additional deposit, or getting a co-signer.

  • Yes. Every person 18 years old or older needs to submit their own application and application fee.

    Each credit screening, background screening, and eviction history screening is based on the applicants social security number. Every applicant must be screened, so every person must apply individually.

    Emancipated individuals who are under 18 also may need to apply.

  • Processing applications takes time, on average 1-2 hours of our staffs time, in addition to paying for background screening, credit screening, and eviction history screenings.

    Once approved, applications can be used towards any of our listings within an applicants budget range without re-applying.

  • On average processing time is 2-4 business days. However; if we need to get additional information, or if references do not respond to our inquiries, it may take longer.

    • Provide the most up to date and accurate financial information. The best documentation is the last 2 months of current paystubs for employees, or an offer letter if applicable. For self employed applicants, providing bank statements and tax returns may be necessary.

    • For fastest processing, please provide documentation that has the applicants corresponding legal name, previous address, employer and pay rate information.

    • If any information is inaccurate or not up to date may delay the approval process because we will need to verify or correct information. Or, if we can’t verify information an application may be rejected.

  • The following policies are impartially adhered to when processing applications. Contact us with any questions or if we can clarify these policies.

    See other sections for approval parameters, but the following situations cannot be approved:

    • Violent and Sexual felons who are required to publicly register their address

    • Fraudulent or inaccurate statements provided on an application

    • More than 2 people per bedroom for any dwelling unit

    • Rental references with more than 1 late rent payment reported

    • Eviction, judgement or past due balances owed to a previous landlord

    • Unverified landlord references, income/employment, credit, or criminal background
